Building Maintenance Manager
The WestEnd Commons is a unique housing and neighbourhood resource in West Central Winnipeg. We operate with a Community Development lens offering housing with support. There are 3 components to the WestEnd Commons; 26 family housing units, a Neighbourhood Resource Centre (NRC) and several faith groups. The housing component on the upper 4 levels includes 20 subsidized and 6 median market-rent family apartments. The NRC on the lower level is run as a social enterprise offering office and meeting rental space. The WestEnd Commons is a project of the St. Matthews Non-Profit Housing, Inc. (SMNPH).
The Building Maintenance Manager will be responsible for the day-to-day maintenance of the WestEnd Commons building.
Wage: $20.00 per hour
Contract: 20 hours/week, permanent part-time position
Work hours: flexible hours on Monday-Friday; on call for maintenance emergencies weekdays 5 pm – 8 am and weekends; 12 weekends off-call/year
Start date: March 1, 2025 (negotiable)
Job Responsibilities:
Perform general maintenance oversight of a multi-family housing complex with offices, community and church spaces.
Perform basic suite and office maintenance and repairs.
Do scheduled checks of the building, mechanical equipment and fire alarms.
Liaise, schedule, and coordinate contracted trades, consultants, utility personnel and inspectors.
Create and maintain monthly and yearly schedules for recurrent maintenance and cleaning tasks.
Coordinate annual and quarterly Fire Safety Plan inspections, repairs and reporting.
Manage pest control throughout and around the building.
Manage general security and respond to emergency facility/property and security situations on a 24-hour basis.
Manage and maintain keys and lock systems throughout the building.
Manage tenant's move-ins and move-outs.
Perform semi-annual suite inspections and support tenants in problem-solving maintenance issues & resources.
Maintain an inventory of cleaning and maintenance supplies.
Coordinate part-time janitorial and casual maintenance staff – cleaning, snow-clearing, and yard maintenance.
Perform janitorial, snow clearing and yard maintenance tasks not covered by casual staff.
Perform general administration tasks such as getting quotes, keeping records, writing reports, etc.
The qualifications and requirements for this position are:
Building management experience (preferred)
Handyman skills: maintenance, repairs, yard work, cleaning, painting etc.
Communication skills: an outgoing, organized, and precise person who works well in a team
Physical requirements: ability to lift 50+lb
Excellent analytical, problem-solving and decision-making skills and ability to handle varied and complex workload
Knowledge of safety and security in residential and/or commercial buildings (preferred)
Knowledge of MS Office applications and basic administration skills
